GAF Underlayment & Deck Repair: The Orlando Owner’s Guide

GAF underlayment and roof deck repair in Orlando typically runs $1,100 to $3,400 installed, depending on how many deck sheets need replacing and which underlayment you choose. We stock GAF Deck-Armor, FeltBuster, and Tiger Paw on the truck, along with CDX plywood and OSB decking cut to match your existing roof plane. Most Orlando homeowners discover the problem the hard way: a shingle blows off during an afternoon thunderstorm, and the deck underneath is soft, water-stained, or visibly rotting. Sometimes the underlayment itself has torn away from the deck and you can see it flapping along the eave line.

Tilehurst Roofing Orlando is an independent roofing company, not affiliated with GAF. That independence matters because we match the right GAF product to your existing system instead of pushing whatever is convenient. We tell you the price before we touch the roof, and we mean it.

Which GAF Models This Applies To

GAF underlayment isn’t tied to one shingle line, so the same Deck-Armor or FeltBuster products work under Timberline HDZ, Timberline UHDZ, Royal Sovereign, and Glenwood shingles. What changes is the deck repair underneath. If your Orlando home was built before 2007, the deck is almost certainly plywood; newer construction in Lake Nona, Baldwin Park, and Horizon West is often OSB. Both take GAF underlayment the same way, but they fail differently, which changes the repair scope.

To identify what you have, look inside the attic. Plywood shows visible wood grain with layered edges. OSB looks like pressed wood chips, and once it swells from moisture, the edges flake apart like wet cardboard. Match the replacement deck to what’s already there. Mixing materials on the same roof plane causes uneven expansion during Orlando’s wet season, and that’s a failure waiting to happen.

On the underlayment side, Deck-Armor is a synthetic with a slip-resistant surface, rated for 6 months of UV exposure. FeltBuster is also synthetic but lighter and designed for secondary water resistance there’s a real difference in how they handle Florida’s sun. Saturated felt, like GAF Shingle-Mate, is the least expensive and the fastest to degrade here. Aftermarket synthetic underlayment from Owens Corning and CertainTeed can work, but when the existing system is GAF, we keep the underlayment GAF so the warranty conversation stays simple.

Signs Your GAF Underlayment & Deck Repair Is Failing

  • Water stains on ceilings after a hard Orlando rain. This usually means the underlayment has a tear or the deck has a soft spot that water is already through. By the time you see it on drywall, the deck repair under that spot is not optional.
  • Visible underlayment flapping at the roof edge or ridge. The fasteners have let go or were never placed correctly. Wind gets under it and starts peeling it up like a potato chip bag.
  • Shingles that look wavy or sunken in a specific area. The deck underneath has rotted or delaminated, so the shingles are losing their flat support structure.
  • Granules collecting in gutters along with small wood fragments. That wood means the deck is already breaking down, not just the shingle surface.
  • A soft or spongy feeling when a technician walks the roof. This is the one you won’t always see from the ground. Greg Holloway walks every roof before quoting because a soft deck underfoot is the clearest sign of hidden damage.

Replacement Cost & What’s Included

For most Orlando homes, expect these installed ranges:

  • Underlayment replacement only (one roof plane): $1,100 to $1,900. Includes tearing off the old underlayment, installing new GAF synthetic, and re-securing the shingles if they’re still serviceable.
  • Deck repair with one or two sheets replaced: $1,800 to $2,600. Adds CDX plywood or OSB replacement, refastening the area, and new GAF underlayment over the repaired deck.
  • Larger deck repairs (three to five sheets): $2,600 to $3,400. This is when rot has spread across a roof plane or a past hurricane-season leak went too long.

Every Tilehurst Roofing Orlando quote is a written line-item price before work starts. That means you see the cost of the GAF underlayment, the deck sheets, the fasteners, and the labor separately. There’s no change order when we find something else because we walk the roof and open the affected area before we hand you the number. Every repair carries a written guarantee. If it fails inside the guarantee period, we return at no charge under the 365-Day Done Right Promise.

DIY or Call Us?

You can safely inspect your attic for dark stains, daylight through the deck, or flaking OSB from inside. That’s worth doing because it tells you whether this is an emergency or something you can schedule in the next few weeks. What you should not do is pull shingles off to check the deck yourself. Orlando roofs are steep, hot, and slick after rain. A fall from even a single-story eave causes life-changing injuries. And every shingle you remove incorrectly creates a new leak path.

If you do go up, you’re also invalidating any remaining GAF warranty on the system. We’d rather talk it through on the phone. Call (850) 303-7235 and describe what you’re seeing. We’ll give you a ballpark based on what you describe, then schedule a walkthrough with a written price before any work starts.
