Atlas Flashing Replacement: The Orlando Owner’s Guide
Replacing Atlas flashing in Orlando typically runs $275 to $650 installed, depending on how much flashing is compromised, how many roof penetrations are involved, and whether the decking underneath has started to rot. We stock Atlas-compatible flashing on our trucks and can usually complete the replacement the same day we diagnose it. Most homeowners discover the problem the hard way: a water stain on the ceiling after an afternoon thunderstorm, or granules from the shingles collecting in the gutter while the flashing quietly corrodes behind a chimney or along a wall line.
Flashing is the metal that channels water away from the seams in your roof: where the shingles meet a chimney, a wall, a skylight, or a vent pipe. Atlas makes shingles, not the flashing itself, but Atlas roofs use standard metal flashing profiles that any competent roofer can match or fabricate. What matters is that the flashing gets installed to the same standard the Atlas shingles were. In Orlando’s climate, that means heat, UV exposure, and daily summer downpours all working against whatever metal is up there. Tilehurst Roofing Orlando is an independent roofing company, not affiliated with Atlas, but we work with their materials every week and know exactly what fails on Atlas roofs in Central Florida.
Which Atlas Models This Applies To
Flashing replacement applies across every Atlas shingle line we install: Pinnacle Pristine, Pinnacle Impact, StormMaster Shake, StormMaster Slate, and the GlassMaster series. The flashing itself is not Atlas-branded; it is standard galvanized steel or aluminum cut and bent to fit your roof’s geometry. The compatibility question is not shingle-to-flashing, it is flashing-to-penetration: chimney size, pipe diameter, wall height, and valley width all determine the flashing profile you need.
Here is the information gain most Orlando homeowners never hear: on Atlas Pinnacle roofs, the step flashing along a wall should be 4-inch by 4-inch by 8-inch pieces overlapped at least 3 inches, and in Florida that overlap needs to survive not just rain but wind-driven rain, which changes the water path entirely. Aluminum flashing lasts longer in Orlando than galvanized because the humidity and salt-adjacent air accelerate rust on exposed galvanized edges. If you are unsure what you have, look in the attic: the backs of the flashing pieces will show either a dull gray (galvanized steel) or a brighter, lighter finish (aluminum). Or just call us; we walk the roof and tell you what we found in plain terms.

Signs Your Atlas Flashing Replacement Is Failing
- Water stains on the ceiling near walls or chimneys: The most common signal. Water gets behind the flashing where it meets the vertical surface and runs down the rafter before dripping onto the drywall. The stain usually appears after heavy rain, not light drizzle, because it takes real volume to push water past a failing seal.
- Loose or lifted flashing along a wall: Wind, thermal expansion, and original installation with too few nails all cause step flashing to pull away. Once a piece lifts even half an inch, wind-driven rain from an Orlando summer storm will find it.
- Rust streaks or pinholes on the flashing itself: Galvanized flashing in Florida typically lasts 15 to 20 years before rust compromises it. Pinholes are not cosmetic; water moves through them. This is more common on older roofs where the original flashing was installed when the house was built.
- Granules from your Atlas shingles piling up in the gutter: Granule loss signals shingle wear, but when it concentrates near a wall or chimney junction, the flashing may be channeling water under the shingle edges and accelerating the breakdown. The flashing failure usually came first.
- Caulk or sealant cracking around a pipe boot or vent flashing: The rubber boot on a pipe flashing deteriorates in Florida’s sun within 8 to 12 years. When it cracks, water follows the pipe straight into the attic. An Atlas roof will still be under warranty, but the flashing that failed around the pipe is a separate issue.

AfterReplacement Cost & What’s Included
In Orlando, expect to pay:
- Single pipe boot or vent flashing replacement: $275 to $400 installed
- Step flashing replacement along one wall (up to 20 linear feet): $400 to $650 installed
- Chimney flashing replacement (countersunk, including reglet cut): $500 to $850 installed
- Valley flashing replacement (per valley): $300 to $550 installed
What drives the range is whether we have to lift shingles and re-set them, whether the decking under the flashing is rotted and needs a section replaced, and how accessible the penetration is on your roof’s pitch. Every price we give in Orlando is a written price before any work starts, and it includes all materials, labor, cleanup, and haul-away. It also includes the Tilehurst guarantee: a written guarantee on every repair, delivered before the crew leaves. If that flashing fails inside the guarantee period, we return at no charge under the 365-Day Done Right Promise.
DIY or Call Us?
Flashing replacement is not a high-tension danger like garage springs or electrical work, but it is roof work, and roof work means ladders, pitch, and Florida heat. What an owner can safely check: look in the attic for water stains, check the flashing from the ground with binoculars for obvious lift or rust, and clear debris from valleys so water does not back up behind the flashing. What we would not recommend doing yourself: lifting shingles to access the flashing underneath. You will likely crack the shingles, and a cracked Atlas shingle is now a second repair you did not plan on.
We tell you the price before we touch the roof – and we mean it. If you want a trained eye on it instead of guessing, call (850) 303-7235 and we will walk the roof, take photos, and show you exactly what we found before you commit to anything.
FAQs
Aluminum flashing typically lasts 25 to 40 years in Orlando; galvanized steel usually 15 to 20 years before rust becomes a problem. The weak points are pipe boots (8 to 12 years) and any flashing installed with insufficient overlap. Call (850) 303-7235 and we will tell you what is actually up there and what remains serviceable.
Small areas can sometimes be patched with roofing cement or a carefully fitted flashing overlay, but repairs usually buy 1 to 2 years, not a permanent fix. If rust or lifting is widespread, full replacement is cheaper over time than repeated patch jobs. We will give you both options in writing and let you decide.
A single vent or pipe boot replacement takes 45 minutes to an hour on site. Step flashing along a wall is usually a half day. A full chimney flashing replacement with reglet cutting can run most of a day. We work around the weather window, which in Orlando means early mornings before the afternoon storms roll in.
We stock standard aluminum and galvanized flashing profiles on our trucks, along with pipe boots, wall step flashing, and valley flashing. For chimney work, we cut and bend the flashing on site to fit your specific chimney dimensions. We also work with GAF, Owens Corning, and CertainTeed parts for homes that have mixed-material roofs.
If you have water where it should not be, or you are looking at rusted flashing that has outlived its useful life, call (850) 303-7235 to schedule your free estimate. Greg Holloway or one of our crew will walk the roof and give you a written price before any work starts. That is the Tilehurst way, and it applies to every repair we make in Orlando.
