Boral Flashing Replacement: The Orlando Owner’s Guide
Boral flashing replacement in Orlando typically runs $380 to $850 installed, depending on roof pitch, the flashing length involved, and whether we’re sealing a single penetration or reworking a full run where the tile profile demands wider step flashing. We keep Boral-compatible flashing profiles in our Orlando stock, and most swaps happen same week once we’ve walked the roof and written the price. You usually find the problem after a hard Florida downpour: a water stain tracing a wall or ceiling, a drip near a chimney, or granules and grit collecting at a valley where the old metal has pulled away from the tile line.
Which Boral Models This Applies To
Boral’s concrete and clay tile profiles don’t use one universal flashing. The barrel-profile tiles like Saxony and Capistrano need step flashing cut to follow the tile’s roll, while the flatter lines like Villa and Slate take a more standard profile with a tighter kick-out at the eave. If you still have the original tile labels, check the underside for a stamped code; if not, we match the tile profile by measuring the barrel height and the exposure width, then cut the flashing to match the Boral-specified overlap rather than forcing a generic piece that will leak at the first wind-driven rain.
OEM Boral flashing is fine when it’s available, but aftermarket 26-gauge aluminum or galvanized steel cut to Boral’s profile is often the better value, and it’s what most Orlando roofers install. The difference is thickness and coating. A 24-gauge piece lasts longer in Florida’s salt-air and acid-rain mix than builder-grade 28-gauge, and the difference in material cost is only a few dollars per piece. We stock aftermarket profiles that meet Boral’s dimensional spec, and we’ll show you the thickness before we cut.

Signs Your Boral Flashing Replacement Is Failing
- Water staining around the chimney or skylight after rain. The flashing has pulled away from the tile line, and water is tracking behind the pan. This is the most common call we get in Orlando, and it’s almost always the flashing, not the tile.
- Visible rust or pinholes in the metal at the eave or valley. Florida’s afternoon thunderstorms and humidity are rough on metal. Once rust starts, the flashing loses its seal and the leak compounds.
- Loose or lifted tile where the flashing should hold it down. If the tile at a transition is moving when you run a hand over it, the flashing underneath has likely lost its fasteners or been bent out of place.
- Granules from the tile collecting in gutters near a transition. Water flowing across the flashing erodes the tile’s edge over time. The flashing itself may be intact, but the water path has changed and it’s eroding the roof at that point.
- Musty smells in the attic or wall cavities near a roof transition. That’s the late-stage signal. Water has been entering for a while, and the flashing is no longer diverting it. By the time the smell arrives, the flashing is terminal.
Replacement Cost & What’s Included
The installed price for Boral flashing replacement in Orlando breaks down into the parts and the labor. A single pipe boot or chimney base run usually lands between $380 and $550. A full step-flashing replacement along a wall or skylight runs $550 to $850 once you account for lifting and resetting the tiles, the flashing material itself, and the sealant and fasteners. The price goes up if the decking under the flashing is rotted and needs a patch, which we’ll only know after the tile is lifted.
Your written quote includes the flashing material, the labor to remove and reset the affected tile, sealant rated for Florida’s heat and UV, and cleanup. We put the guarantee in writing before the crew leaves, and under the 365-Day Done Right Promise, if the repair fails inside the guarantee period, we return and correct it at no charge. That’s not a pitch. It’s how Greg Holloway has run jobs since bringing his Los Angeles-trained approach to Orlando.

You can safely inspect flashing from the ground with a pair of binoculars: look for lifted metal, rust lines, or missing sealant at transitions. What you shouldn’t do is get on the roof and try to pull back concrete tile. Boral tile is heavy, and if you crack one while lifting it, you’re now paying for tile replacement on top of the flashing. Roof work in Orlando’s heat is also genuinely dangerous. A tile roof at 140 degrees in August is not the place to test your balance.
If you’ve found the lifted flashing or rust, call (850) 303-7235 and we’ll walk the roof, identify the exact Boral profile, and give you a written price. We tell you the price before we touch the roof – and we mean it.
FAQs
In Orlando’s climate, standard 28-gauge flashing lasts 8 to 12 years before rust or seal failure starts. Upgraded 24-gauge aluminum or coated steel lasts 15 to 20 years. The tile itself will last 50 years, which is why flashing is usually replaced at least twice over the life of a Boral roof. Call (850) 303-7235 and we’ll tell you what gauge is on your roof now and what it takes to replace it.
Sometimes. If the flashing is intact but the sealant has failed at one joint, we can clean and reseal it for $180 to $300. If the metal is rusted through or pulled away from the tile line, patching is a temporary fix that fails again, usually within a year. We’ll show you exactly what’s wrong before you pay for anything.
A single penetration like a chimney or skylight base usually takes half a day. A full step-flashing run along a wall takes a full day once tile lifting, cutting, and resetting is counted. We’ll give you a time window with your quote and hold to it. Call (850) 303-7235 for a free estimate.
We stock aftermarket flashing profiles cut to Boral’s dimensional specs in 24-gauge and 26-gauge. OEM Boral flashing is orderable but rarely faster, and the aftermarket pieces match the tile profile just as cleanly. Alongside Boral, we also stock flashing and parts for GAF, Owens Corning, and CertainTeed roofs, so if your roof is mixed-brand, we can handle it in one trip.
