Boral Underlayment & Deck Repair: The Orlando Owner’s Guide
If you have a Boral roof and the underlayment or decking has started to fail, we stock Boral-compatible underlayment and deck repair materials on our trucks and can typically complete most repairs in a single visit. Installed underlayment replacement in Orlando runs $450 – $900 for a standard repair area, while full deck section replacement runs $900 – $2,200 depending on how many sheets of plywood or OSB have rotted. Most homeowners discover the problem after a leak shows up on the ceiling, or when they see water staining on the underside of the decking from inside the attic.
Here’s the thing about underlayment failure in Central Florida: it rarely announces itself loudly. You notice a small stain near a wall, or a musty smell in one room, or the shingles look fine from the street but something feels off. By the time water is visible inside, the underlayment under your Boral product has usually been compromised for weeks. We walk every roof ourselves before quoting a number, because Greg Holloway has seen too many Orlando roofs where the shingles were fine and the layer underneath was quietly failing.
Which Boral Models This Applies To
We work on the full Boral slate and tile profiles most common in Orlando: Boral Inspire, Boral Saxony, Boral CedarLite, and Boral Villa. The underlayment spec matters more than the tile profile in most cases. Boral’s installation guides call for either a self-adhered high-temperature underlayment or a double-layer #30 felt system depending on the roof pitch and deck condition, and getting that spec right is the difference between a repair that holds and one that fails again in August.
Here’s a compatibility gotcha most owners never hear about: Boral tile roofs in Florida require an underlayment rated for high-temperature exposure above the deck. Standard asphalt-shingle underlayment isn’t the same product. If a previous contractor substituted generic felt because it was cheaper, that underlayment will bake and crack under a tile roof in Orlando’s heat within five to eight years. We match the underlayment to your specific Boral installation guide, not to whatever is cheapest at the supply house.
For deck repair, the question is usually plywood versus OSB. Older Orlando homes with Boral tile often have 1/2-inch plywood decks that have delaminated from years of heat and humidity cycling. Newer construction may use 5/8-inch OSB. We measure the existing deck thickness before ordering anything, because installing the wrong thickness creates a step at every seam that telegraphs through the tile above it.
Tilehurst Roofing Orlando is an independent roofing contractor. We’re not affiliated with Boral, but we install and repair Boral products regularly and stock the compatible underlayment and deck materials these systems require.

Signs Your Boral Underlayment & Deck Repair Is Failing
- Water stains on ceilings or walls, especially after heavy afternoon thunderstorms. By the time you see the stain, the underlayment under your Boral tile has likely been leaking for weeks. Florida’s afternoon storms deliver water fast enough to find any gap in the barrier.
- A musty or damp smell in the attic that gets worse after rain. This is underlayment failure at the deck level you can’t see from outside. We find this on Orlando homes where water is wicking along the top of the deck under the tile.
- Granules or felt fragments in your gutters. If you see pieces of underlayment material washing down your downspouts, the barrier is physically breaking apart. That material is supposed to stay on the roof, not in your gutter.
- Soft spots in the roof deck visible from the attic, or sagging between rafters. This means the deck itself is rotting, not just the underlayment. Rotted decking won’t hold tile fasteners properly, and that’s a structural problem, not a cosmetic one.
- Curling or lifted tile edges with dark material visible underneath. When underlayment degrades and shifts, tiles lose their anchor. Dark ridges of cracked underlayment peeking out at tile edges is a sign the whole field is moving.

AfterReplacement Cost & What’s Included
We price underlayment and deck repair as a measured job, not a guess. For an Orlando roof, underlayment replacement on a repair area typically runs $450 – $900 installed, including removal of the section of tile above it, new Boral-compatible underlayment, and reinstallation of the tile. Deck section replacement runs $900 – $2,200 depending on how much sheathing is rotted and whether we’re pulling up a small patch or resheathing a full slope.
Every quote includes the exact square footage we measured, the specific underlayment or deck material we’ll use, the labor, the fastener count, and the dump fee if we’re hauling away old material. No line item appears at the door. You get the written price before we touch the roof, and the crew doesn’t start until you approve that number. Every repair also carries our written guarantee, and if it fails inside the guarantee period, we return at no charge under the 365-Day Done Right Promise.
DIY or Call Us?
You can absolutely do your own visual check from the attic with a flashlight: look for water trails on rafters, dark staining on the deck underside, and any daylight poking through. That’s a safe first step and it helps you know whether you’re dealing with a small repair or a bigger problem.
What you shouldn’t do is climb onto a tile roof and start pulling tiles. Boral tile is heavy, the underlayment beneath it may be the only thing holding water back, and walking a roof you don’t know puts you on a surface where one cracked tile sends you over the edge. Steam-cleaning or pressure-washing a tile roof also forces water under the tiles and accelerates underlayment failure. If you’ve found signs of a problem, call us at (850) 303-7235. We’ll walk the roof ourselves, tell you what we found in plain language, and give you a written price before any work starts.
FAQs
Quality Boral-compatible underlayment should last 15 – 20 years in Central Florida, but high heat and humidity can shorten that to 10 – 12 years if the attic ventilation is poor or the original install used an off-spec product. Call (850) 303-7235 and we’ll inspect what you have and tell you where it stands.
Small, isolated tears can sometimes be patched, but underlayment failure around a leak usually extends further than the visible damage, and a patch that misses the real problem just buys you another leak in a few months. We’ll show you what we found before recommending a repair or replacement.
Most repair-area underlayment jobs are completed same-day. A full deck resheath on one slope takes one to two days depending on weather. We’ll give you a window before the crew arrives and stick to it.
Yes. We carry Boral-compatible high-temperature underlayment, #30 felt, and common decking thicknesses on our trucks, along with materials from GAF, Owens Corning, and CertainTeed when a different product matches the roof better. If your roof needs a specialty item, we order it and tell you the timeline before you approve anything.
Boral underlayment and deck problems don’t fix themselves, and Orlando’s afternoon storms will find every weakness a roof has. Call (850) 303-7235 for a free estimate, and we’ll walk the roof ourselves. We tell you the price before we touch the roof – and we mean it.
