Tamko Underlayment & Deck Repair: The Orlando Owner’s Guide
If your Tamko roof system has failing underlayment or decking, we stock Tamko-compatible replacement materials on our trucks and install them throughout Orlando, typically at $380 – $1,200 depending on how much decking has to come out and how many squares of underlayment go back down. Most underlayment-only replacements run $380 – $650 installed; when rot has reached the decking, you’re looking at $800 – $1,200 for a typical repair section. You’ll usually discover the problem one of two ways: water staining on a ceiling after a heavy Orlando afternoon storm, or a roofer (often us) pulling back shingles during an inspection and finding the underlayment has turned brittle and the plywood beneath has gone soft.
Tamko’s underlayment products are solid materials, but Central Florida humidity doesn’t ask permission before it works on a roof deck. When the underlayment fails, it’s rarely dramatic from the outside. It’s a slow leak that soaks the decking, feeds mold, and quietly rots the plywood until a section of roof feels spongy underfoot. We see it most often on homes in neighborhoods like College Park and Conway, where mature oak canopies hold moisture against the roof surface for hours after a rain.
Which Tamko Models This Applies To
This page covers owners with Tamko shingle systems where the underlayment or roof deck beneath has started to fail. The compatibility question matters, and here’s the thing most homeowners don’t hear from a supply counter: Tamko doesn’t make one universal underlayment for every install. Their TW Metal & Tile line uses a different product than their Elite Glass-Seal or Heritage asphalt shingle systems. The underlayment spec depends on the roof slope, the shingle weight, and whether the original installer followed Tamko’s published assembly instructions.
When we arrive in Orlando to assess a Tamko roof, we check the shingle brand stamped on the bundle label, measure the exposed shingle tabs, and pull a small section to identify which underlayment was used. That tells us whether we’re matching like-for-like or upgrading to a better-performing synthetic underlayment, which Tamko’s own products often warrant as part of a full system. This is where the OEM-versus-aftermarket decision comes in. Tamko’s branded underlayment is genuinely good; we typically use it to preserve whatever manufacturer warranty remains. But for some older Tamko installs where the original felt was a budget product, a quality synthetic like Tamko’s own TW synthetic underlayment or a comparable approved alternative will outlast the original by a decade in Florida’s humidity. We’ll walk you through that choice in plain terms before any work is priced.
Tilehurst Roofing Orlando is an independent roofing contractor. We’re not affiliated with Tamko, which means we can give you an honest recommendation about whether OEM or equivalent materials make more sense for your roof.

Signs Your Tamko Underlayment & Deck Repair Is Failing
- Water stains on the ceiling after a storm. Underlayment is the last line of defense under shingles. Once it cracks or peels, water reaches the decking and finds the seams. If the stain grows after repeated storms, it’s not a one-time event.
- Spongy or sagging sections when the roof is walked. Wet decking loses structural rigidity. We feel this before the owner ever sees it. A soft spot means the plywood or OSB has soaked through and needs to be cut out and replaced, not just covered over.
- Shingles that lift or blow off easily in the same area. Once decking softens, nails lose their bite. A roof that sheds shingles in one spot, especially after a gust front rolls through Orlando, usually points to rot underneath.
- Mold or damp smell in the attic. Trapped moisture in a roof assembly smells. We find this often on homes in Thornton Park and the Milk District where older construction brought less attic ventilation than modern code requires.
- Granule loss concentrated under a specific section of roof. Tamko shingles shed granules over time, but when the loss concentrates over a soft deck area, it’s a sign the shingles are flexing and wearing against a surface that’s no longer flat.

AfterReplacement Cost & What’s Included
Here’s what an Orlando homeowner should expect to pay for a Tamko underlayment and deck repair through us, based on what we actually see in Central Florida:
- Underlayment replacement, no decking damage: $380 – $650. This covers removing shingles, replacing the underlayment, reinstalling shingles, and resealing.
- Underlayment plus one to two sheets of decking replaced: $800 – $1,200. We cut out the rot, install new plywood or OSB to current code, replace the underlayment, and match the Tamko shingles as closely as possible.
- What drives the price: the slope and accessibility of your roof, how many layers of old material have to come off, and whether we find additional rot once the decking is opened up.
Every quote is written and in your hands before work starts. That number doesn’t move when we find the rot extends further than the first look suggested, because we plan for what Orlando humidity does to decking. The work is covered by our written guarantee, and if a repair fails inside the guarantee period, we return and correct it at no cost under the 365-Day Done Right Promise. Greg Holloway walks every Tamko underlayment job himself before pricing it, because guessing at deck rot from the ground is how contractors end up changing the price at the door.
DIY or Call Us?
You can safely do two things from the ground: check your ceiling for new water stains, and look at the roof edge for shingles lifting or missing. Those observations help us when you call. What you shouldn’t do is get on an Orlando roof in July, pull shingles to inspect underlayment yourself, or attempt a patch repair. A roof with failed underlayment has structural questions underneath it, and a Florida roof surface in summer runs hot enough to soften asphalt and make footing unreliable. We’ve also seen well-intentioned DIY patches trap moisture against the decking and accelerate the rot. If you’re seeing signs of underlayment failure, the responsible move is a professional inspection we’ll do at no charge. We tell you the price before we touch the roof, and we mean it. FAQs
In Central Florida’s humidity, felt underlayment typically lasts 15 – 20 years, while Tamko’s synthetic underlayment products are designed to outlast that by a meaningful margin, often 25 – 30 years when installed correctly. The limiting factor here isn’t the underlayment itself; it’s whether the roof deck stays dry enough to give it a solid surface. Call (850) 303-7235 if you suspect yours is failing.
Underlayment can be section-repaired, and that’s the work we do most often. We match the material, replace the failed section, and re-seal the shingles. If the decking beneath is soft, the repair expands to include that section, but full roof replacement is only necessary when the damage is widespread. For an exact quote, call (850) 303-7235.
Most repairs of this type are completed in one day on site. If we’re replacing multiple sheets of decking, the work may take into a second day, and we’ll tell you that in the written quote before starting.
We stock Tamko-compatible underlayment and code-rated decking on our trucks for the repair sizes we commonly see in Orlando, and we can source specific Tamko products for any job within one to two days. We also carry materials from GAF, Owens Corning, and CertainTeed when the repair calls for a match to a different system.
